Every job below is one we do ourselves across Port Charlotte.
We build new decks from pressure-treated pine or composite decking, sized and engineered to the load and wind requirements for this part of Florida. Footings, ledger attachment and joist spacing all get sized to the span, not just eyeballed to look right.
Soft or spongy boards usually mean rot has gotten into the joists underneath, and we check there first before replacing a single plank. We also fix loose railings, rusted joist hangers and stair stringers that have started to pull away from the house.
New pressure-treated lumber needs to dry out for a few weeks before it'll take a stain coat, and we test the wood before we start. In Florida sun and humidity, a sealant coat usually needs redoing every one to two years to keep water and UV out of the grain.
Composite boards skip the staining and hold up better against mildew and sun fade than wood, which matters here. We install with hidden fastener clips so there are no screw heads on top, and we leave the manufacturer's expansion gap at every board end.
Multi-level decks, built-in bench seating, pergolas and stairs all get drawn up before we cut any lumber, so you know what you're getting. Railing height and baluster spacing get built to code, which in most of our area means a 36 to 42 inch rail and gaps no wider than 4 inches.
If the frame underneath is still solid, we can strip off the old decking and replace just the boards, which costs less than a full rebuild. We won't resurface over a joist that's gone soft, that part gets replaced regardless.
Decking around a pool has to handle wet feet and bare feet at the same time, so we steer homeowners toward composite or grooved boards with real slip resistance. We also pitch the structure slightly so water runs off instead of sitting against the house.
We install wood, aluminum and cable rail systems, and repair railings that have started to wobble from a rotted post or a loose bracket. Every railing gets built to current code height and baluster spacing, even if the rest of the deck is older.
A screen cage over a deck keeps leaves, no-see-ums and afternoon rain off the furniture without closing in the view. We frame it to tie into the existing deck structure instead of just bolting a kit to the edge.
Old decks get torn out board by board, and the framing underneath gets checked to see if any of it can be reused for the new build. Nails, screws and treated lumber get hauled off the same day, not left in a pile in the yard.
Four steps, and no surprises in any of them.
You tell us what you want doing, we look at what is actually there, and we ask the awkward questions early.
In writing, itemised, free. If something might add cost later we flag it now rather than at the end.
Same crew throughout. We cover your floors, keep the dust down and tidy up before we leave each day.
You point out anything you are not happy with and we fix it before the invoice, not after.
These are the Gulf Coast communities where we build and repair decks.
